Representation for property owners
Know the land.
Represent it well.
My practice is rooted in the Santa Ynez Valley and extends throughout Santa Barbara County, from working ranches and vineyards to agricultural land and coastal estates.
I work with owners, trustees and their advisers to assemble the property record, shape its presentation and carry the sale forward. Through Coastal Ranch, that work also extends to selected assignments elsewhere in California.
Property types
Land with substance.
Ranches
Grazing land, equestrian properties and rural holdings. The work begins with acreage, access, water, improvements and the operation itself.
Vineyards
Producing vineyards, winery properties and vineyard land. Water, planting records, facilities and operating history help define the assignment.
Agricultural land
Farms, orchards and other agricultural holdings. Documented water, soils, infrastructure and land-use history inform the presentation.
Coastal estates and significant properties
Properties whose setting, scale or complexity calls for careful research, clear writing and a considered marketing strategy.
The work behind the sale
A strategy built
around your property.
Begin with the facts.
Discuss your objectives and timing. Review the available property records, identify open questions and coordinate specialist review where needed.
Define the offering.
Consider relevant market evidence, likely buyers and the property's strengths. Establish a pricing and presentation strategy grounded in the assignment.
Tell the property story.
Bring photography, film, maps and precise writing together. Shape broker outreach and digital marketing around the property and its likely buyer.
Carry the transaction.
Manage inquiries and offers, coordinate diligence and keep negotiations moving. Clear communication matters throughout the process.
Marketing scope and specialist services are agreed for each assignment. Pricing guidance is not an appraisal. Land use, water rights, title and tax matters require the appropriate professional review.

I live in the Santa Ynez Valley, where I am raising my family. My work combines local knowledge, a background in hospitality and winery operations, and the ranch and land experience developed alongside Kerry Mormann.
For an owner considering a sale, it starts with a direct conversation about the property, your objectives and the work ahead.

Before we begin
Your first questions.
What should I bring to an initial conversation?
The property location, approximate acreage, your objectives and timing are enough to start. Existing maps, title documents, water records and improvement information can help as the review develops.
How will you recommend a listing price?
We will consider available market evidence, the property's characteristics and the offering strategy. Significant land rarely fits a simple comparison. If a formal valuation is needed, we can discuss an independent appraisal.
Can we discuss a sale before making it public?
Yes. We can discuss your timing, information needs and potential marketing options before you decide how to proceed. Any private-marketing approach is subject to the applicable brokerage and listing requirements.
What if the property raises water or land-use questions?
We identify what is documented and what needs further review. Legal rights, entitlements, technical conditions and potential uses should be evaluated by the appropriate specialists rather than assumed in the marketing.
